Vapor Intrusion Questions

Get answers to common questions about vapor intrusion systems, costs, and installation.

Is vapor intrusion the same thing as radon?

Technically, radon is a form of vapor intrusion. However, the term “vapor intrusion” typically refers to volatile organic compounds (VOCs) from industrial chemicals, solvents, or petroleum products entering a building. While the entry mechanism – soil gas moving through foundation cracks – is identical, the sources and specific testing methods differ.

What are the signs of vapor intrusion in a building?

Unfortunately, there are rarely visible signs. While high concentrations of chemicals like gasoline might produce a detectable odor, most dangerous vapors are odorless and colorless at unsafe levels. Specific health symptoms can be vague, so professional air and soil gas testing is the only way to confirm presence.

How is vapor intrusion tested?

Testing typically involves collecting concurrent samples of indoor air and sub-slab soil gas. We drill small ports through the concrete floor to sample the air directly beneath the foundation while using canisters to measure indoor air quality. Comparing these results confirms if vapors are migrating from the soil.

How effective are mitigation systems?

Extremely effective. Our systems consistently reduce radon levels by 90-99%. We guarantee results below EPA action levels (4.0 pCi/L), and most properties achieve levels below 2.0 pCi/L. Post-installation testing confirms effectiveness.

What happens if vapor intrusion test results come back elevated?

If levels are unsafe, mitigation is required. We design and install a sub-slab depressurization system – similar to a radon system but often using specialized materials – to create a vacuum beneath the foundation. This captures the vapors and vents them safely above the roofline before they can enter your building.

Can vapor intrusion be mitigated without major construction?

Yes, in most cases. Mitigation systems are usually retrofitted with minimal disruption to your operations. We core-drill small suction points into the slab and route piping through unobtrusive pathways to an exterior fan. This process is efficient and rarely requires tearing up floors or significant structural changes.

Vapor intrusion can impact apartment complexes just as they do single-family homes.

01

Comprehensive Site Assessment

We begin with a thorough site assessment and diagnostic testing to measure vapor levels and identify specific entry points within your facility’s foundation.

  • Defines the issue before construction begins
  • Pinpoints entry points and pressure differences
  • Produces required baseline data logs
  • Sets a starting point for performance tracking

02

Customized System Engineering

Leveraging our deep construction expertise, we design a sub-slab depressurization system specifically engineered for your building’s unique footprint and soil conditions.

  • Minimizes visual impact and disruption
  • Reduces unnecessary energy use
  • Matches fan and suction to site conditions
  • Prevents pressure conflicts with existing systems
Apartment complexes are a commercial property we service often.
We have experience working with property managers and real estate agents.

03

Installation & Retesting

Our certified team installs the system with minimal disruption to your operations, followed by rigorous post-mitigation testing to confirm vapors are effectively vented outside the structure.
